The security deposit equivalent to one month's rent (including tax) (or 2 months for students outside the European Economic Area or any non-French national without a guarantor according to the conditions detailed in step 4)) cashed before entering the accommodation.
The APL application must be made when you move in. In fact, the student must have signed his or her contract to send in the application. The APL starts to be paid the month following the first month of rental.sup>er mois de location.
It is therefore advisable to start renting before the first day of the first month.
Renting for students is subject to rules and regulations and is subject to the signing of a contract, internal regulations and an inventory of fixtures on arrival and departure.
We are under the SOLIDARY GUARANTEE system : the guarantor is on the same level as the tenant, we can claim directly from him the sums due by the tenant.
This contract can be terminated by the tenant by giving 1 month's notice or extended with our agreement 2 months before the initial expiry date by applying the conditions of the new contract established and the possible new amount of rent.

A guarantor is a person (family, relative, friend, etc.) who undertakes to pay the rent and expenses of the tenant in the event of unpaid rent or late payment.
The guarantor for students from France and the EEA (European Economic Area = 28 member states of the European Union + Iceland, Liechtenstein, Norway, Switzerland and the United Kingdom) :
If the guarantor's income is equal to or greater than 3.5 times the amount of the rent, one guarantor is sufficient. If the guarantor's income is less than 3.5 times a second additional guarantor is required with the same supporting documents as the first guarantorer
For students with no income outside the EEA or any non-French national who cannot present a French national guarantor, a security deposit of 2 months' rent (including tax) will be required instead of 1 month's rent, which will be cashed before the keys are handed over.
If your file is complete according to step 4 and depending on our availability upon receipt of the file, we will provide you with one of the following 3 answers within 48 to 72 hours:
For a foreign student with a visa request, the reservation becomes firm and definitive upon presentation of the visa upon entry into the accommodation.
On receipt of the payment of the booking fee, we will send you a confirmation of your booking.
The month before your arrival, we will contact you in order to fix an appointment for the day and time of your entry in the accommodation.
The following documents must be signed on site on the day of your arrival after the inventory of fixtures and before the handing over of the keys of your accommodation :
For your part, you must provide the security deposit (by bank transfer only) and the payment of the first month's rent, as well as a SEPA-type bank statement for a bank account held in Europe from which the rent will be deducted on the 1st erof each month ((any costs incurred by the student in rejecting the direct debit will be invoiced)).
The student receives his/her benefits directly from the CAF, these are not paid to us.
The deposit is not deducted from the rent, it is cashed on the day of arrival and returned by bank transfer within 1 to 2 months after the end of the rental period (subject to the accommodation being in good condition).
