    Step 1

    Once you have chosen your residence, choose your type of accommodation.

      Check the authorised rental period:

      • NANTES :
        Minimum 10 consecutive months for arrival before or from September or minimum 6 consecutive months  for arrival from January.
      • ALL RESIDENCES except Nantes :
        Minimum 6 consecutive months  for an arrival in September or minimum 4 consecutive months  for an arrival from October. The monthly rent on arrival is due in full.

      In all cases, the period is a  maximum of 12 consecutive months, renewable  by agreement with the residence and according to availability at the time of the request.

    Compare what is comparable !

    Our rent includes ALL charges : water, electricity, heating, Wifi, television (except in Nantes) and rental insurance (Multi-risk damage to personal belongings and objects in the accommodation and Civil Liability of the occupant).

      You will be responsible for :

      The security deposit equivalent to one month's rent (including tax) (or 2 months for students outside the European Economic Area or any non-French national without a guarantor  according to the conditions detailed in step 4)) cashed before entering the accommodation.

      The APL application must be made when you move in. In fact, the student must have signed his or her contract to send in the application. The APL starts to be paid the month following the first month of rental.sup>er mois de location.
      It is therefore advisable to start renting before the first day of the first month.

    Step 3

    Renting for students is subject to rules and regulations and is subject to the signing of a contract, internal regulations and an inventory of fixtures on arrival and departure.

      We are under the SOLIDARY GUARANTEE system : the guarantor is on the same level as the tenant, we can claim directly from him the sums due by the tenant.

      This contract can be terminated by the tenant by giving 1 month's notice or extended with our agreement 2 months before the initial expiry date by applying the conditions of the new contract established and the possible new amount of rent.

    Your application must be accompanied by a file containing ALL the information and supporting documents (legible, in colour and in .jpg or .pdf format)  that may be required (public service link): (lien service public):

      • A valid identification document issued by the French administration (identity card or passport) indicating that the student is at least 18 years old at the time of entering the accommodation

      For a student who is not a national of the European Unionas well asSwitzerland, the United Kingdom, Liechtenstein, Iceland and Norway, impérativement a long-stay visa valid as a residence permit, a temporary residence permit with the word "Student" or an application for a residence permit  student : https://www.service-public.fr/particuliers/vosdroits/F2231 

      • If a student, proof of admission or schooling in the town or near the chosen accommodation corresponding to the year of the application for rental accommodation
      • If a trainee, a certificate of training from the employer
      • If a young person in employment, a certificate from the employer
    • YOUR GUARANTOR

      A guarantor is a person (family, relative, friend, etc.) who undertakes to pay the rent and expenses of the tenant in the event of unpaid rent or late payment.

      The guarantor for students from France and the EEA (European Economic Area = 28 member states of the European Union + Iceland, Liechtenstein, Norway, Switzerland and the United Kingdom)  :

      • A valid ID card (ID card or passport).
      • Proof of address less than 3 months old
      • The last 3 pay slips as an employee with a permanent contract (pension slips for a pensioner)
      • The last tax notice (4 pages) as an employee with a permanent contract or for a pensioner
      • In case of self-employment: a K-bis extract, the professional or craftsman's card, the last balance sheet of the company and the certificate of the accountant

       

      If the guarantor's income is equal to or greater than 3.5 times the amount of the rent, one guarantor is sufficient. If the guarantor's income is less than 3.5 times a second additional guarantor is required with the same supporting documents as the first guarantorer

      For students with no income outside the EEA or any non-French national who cannot present a French national guarantor, a security deposit of 2 months' rent (including tax) will be required instead of 1 month's rent, which will be cashed before the keys are handed over.

      Step 5

      If your file is complete according to step 4 and depending on our availability upon receipt of the file, we will provide you with one of the following 3 answers within 48 to 72 hours:

        • Once your application has been accepted, we will send you a confirmation of your reservation in order to block the accommodation with a request for payment of 250€ (to 350€ depending on the type of accommodation in Nantes) as a commitment fee. This fee is non-refundable..
          These fees must be paid within a maximum of 5 working days  
          Otherwise, the rental will be released for another application.

        OR

        • Your file is on the waiting list according to the current requests.

        OR

        • Your application is refused because it is incomplete or does not meet our criteria and conditions.

        For a foreign student with a visa request, the reservation becomes firm and definitive upon presentation of the visa upon entry into the accommodation.

      Step 6

      On receipt of the payment of the booking fee, we will send you a confirmation of your booking.
      The month before your arrival, we will contact you in order to fix an appointment for the day and time of your entry in the accommodation.

        The following documents must be signed on site on the day of your arrival after the inventory of fixtures and before the handing over of the keys of your accommodation  :

        • The accommodation contract
        • The house rules
        • The guarantee deed in the case and in the presence of the guarantor
        • The direct debit mandate for the rent
        • The visa for the students concerned(see step 4)

        For your part, you must provide the security deposit (by bank transfer only) and the payment of the first month's rent, as well as a SEPA-type bank statement for a bank account held in Europe from which the rent will be deducted on the 1st erof each month ((any costs incurred by the student in rejecting the direct debit will be invoiced)).

        The student receives his/her benefits directly from the CAF, these are not paid to us.

        The deposit is not deducted from the rent, it is cashed on the day of arrival and returned by bank transfer within 1 to 2 months after the end of the rental period (subject to the accommodation being in good condition).
